Buyer 1
Enter a sample transaction for yourself to purchase your dream home with cash purchase. Look up your favorite home on MLS and put in a full price cash offer to close asap. The offer will be contingent upon the sale of your current home as seller 1. use the actual seller info and input all relevant data and use all forms. Send it to yourself to Docusin. After completed it will go to stacey for full review.
Seller 1
Enter a sample transaction for yourself to sell your home for the current market price. Do all the research on comps and a listing presentation for yourself. Put the listing agreement together with all related documents. Put the potential buyer as Jerry Jones.
Buyer 2
enter a sample transaction for one of your closer friends to buy the home on the market that you think fits them best. Think of a friend that you really believes needs to move for some reason (finances, outdated home, better schools, location, ect) enter all the details and do everything about this including a cma on the home and what you would offer to win it in todays market.
Seller 2
Enter the sample transaction for the sale of your close friends home– described as buyer 2. Put together all required forms and fill everything out with them. Including sellers disclosures as practice.
Buyer 3
Enter a buyer transaction for anyone you know out of the Dallas market that you think should move to DFW. Do the research on where they would work, how far it would be of a drive and find them the perfect, yet realistic home for them. Do all the related agreements including client forms and contract and enjoy the process
Seller 3
Enter a sample seller transaction for someone you know that should sell and move out of the market for some reason. Downsize, they should accept a transfer for some reason, they are too stressed and should take a year off and backpack Europe on their own and enroll their kids in a boarding school. Give them a 30 day leaseback to get everything into storage before they hit the road.
Tenant 1
Enter a complete lease agreement for your oldest child to lease a home. Think forward or backward to the time that they would lease a home. Where they would want to live, how much they could pay in todays equivalent dollars, would they have roomates etc… complete all related documents including lease guarantees for anyone involved whom wouldn’t have sufficient credit or income to qualify on their own. If you don’t have any children choose to use yourself or anyone else you desire as a substitute.
Landlord 1
Enter the details of one of your current neighbors homes as a landlord. Choose anyone of your choice and complete all the documents fully.
Loan Scenario 1
Call 2 local lender that you want to consider as your primary lender. Walk thru the complete application process with them. Feel free to use dummy data, but do complete the process. Know the timelines it takes, collect all the documents they ask for and get them scanned and to the lender for review. Compare the 2 loans and choose 1 lender and tell them why you chose them and why you didn’t choose them.
Loan Scenario 2
Apply with a random online lender. Do the same and see how the process goes.
Home Owners Insurance Scenario 1
Call Kyle Dilworth and apply for home owners insurance and walk thru the process of obtaining insurance from an independent insurance agent.
Home Owners Insurance Scenario 2
Call your current home owners insurance company if captive agent– if not call a captive agent– and apply for coverage or ask for an annual review of your current coverages.
Home Inspection Scenario 1
Pull up attached home inspection report and review and request the appropriate repairs and type up amendment that you would request for your home purchase 1 scenario above.
Home Warranty
Call up 3 home warranty companies and discuss their coverage with them for your own home as an example. Understand the coverages, get a quote and see what it would cover and not cover. Compare all 3 of them.
Closing Statements
Review the settlement statements and know where each line item comes from and how to explain it to your client as the buyer and seller. If you don’t know where these items come in and why then set a time with a local title company escrow officer to walk thru it with in person.
2 Sample Closings
Call 2 local title companies and ask if you can review a sample closing with them and do a fictitious signing of documents with them as practice. Use one as buyer and the other as seller. Fully understand what is going on and why. Please schedule for a time in which they are slow and available… avoid Fridays or end of the months please.
